This beautiful new condo building is a standout and welcome addition to York Avenue. Unlike most new condo buildings, the Cielo isn’t all glass. The combination of stone and dramatic oversized windows gives the building a sense of true substance while maximizing interior natural light.

Indoors, the impression of substance still holds. I was wowed by the soaring ceilings, solid beech hardwood floors, massive solid wood doors, European-style kitchens with larchwood cabinets and Wolf, Sub-Zero and Miele appliances, and the limestone bathrooms with soaking tubs and glass-enclosed showers. Even the powder rooms have volcanic stone flooring and frosted glass tiled walls.

The building includes all of the amenities that have become “table stakes” for high-end developments: 24-hour doorman and concierge, a state-of-the-art fitness center, a children’s playroom, bicycle and stroller rooms, and on-site parking.

This is a condo building that my husband and I seriously considered, but I couldn’t tear him away from Park Avenue. Personally, I much prefer new development and would give up Park Avenue in a snap!

Raves & Faves
We love the 10′ ceilings and ample closet space. Common Charges are reasonable because Cielo did not go overboard with amenities. The terraced apartments have some spectacular views.

Apartment buyers were also given free memberships to the Whitney Museum of American Art!

Not So Hot
It’s a bit of a hike to the subway. Lobby is a bit cavernous and the painting, commissioned for the building from West Coast artist Betsy Eby, while quite beautiful, seems a bit too empty for the already sparse lobby.

Units: Layout, Pricing and Availability
Apartments at the Cielo include studios through four-bedrooms, and even a few larger apartments made by merging two adjoining units. Some have formal living spaces, others have great rooms and open kitchens for entertaining; several have terraces.
There are very few sponsor sales remaining – most units are now for resale. Some of the resale units have been on the market for months.

Asking prices for currently available apartments:
Studios: $.725 - $.775 million
One bedrooms: $1.2 - $1.3 million
Two bedrooms: $1.6 - $2.7 million
Three bedrooms: $2.8 - $7.6 million (for penthouse)
Six bedrooms: $6.7 million

Carrying charges are moderate due to tax abatements.

Location & Neighborhood
Yorkville has been a quiet and desirable residential neighborhood since the Third Avenue El train came down half a century ago. Gracie Mansion, Carl Schurz Park and, of course, the East River are all nearby. Buildings in the neighborhood range from quaint townhouses to ultra-modern apartment complexes, with interior spaces ranging from the tiny to the cavernous. Transportation access: The building is close to the 86th Street crosstown bus and (soon?) to the Second Avenue subway line.

(0)Lessons We Learned From LaLa, Part I

What follows will be a series of lessons we learned from LaLa on our quest for a condo.  As lessons are added, the narrative will appear to build in reverse order.  I hope readers who find this later will scroll down to beginning.

 

Lesson 1:  I didn’t know I needed an agent.

I figured all the information I needed was on the Internet and I would just click away.  Silly me.  My search began innocently enough.  My daughter has been throwing money out the window at nearly $1600 a month for a nice enough studio on the UES.  Her lease was up in a few months, and the stars seemed to be aligning in the real estate market.  To address the economic correction, prices were falling from their nonsensical highs, mortgage rates were attractively low, and there was an unusual accumulation of inventory.  A recently converted condo was only a block away from my daughter’s current location.  We could move her in on a dolly. 

 

So began our quest.  Three units in that building were available from the sponsor.  With Google Earth I was nearly able to peer through the windows, then realized why these were still unsold.  A unit on the second floor had a façade that shrunk the windows.  A higher unit was over the entrance to the parking garage, and the soot stained façade bode poorly for fresh air.  Nonetheless, I made an appointment with the sponsor to take a look.

There was one resale in the building, but I couldn’t get any useful details from the Internet.  Stymied, I left my contact information on a site that offered access to a listing for this unit.    Within an hour, LaLa Wang was calling me.

It was so soon after I had made an appointment with the sponsor, I thought it was someone else from that office.  Nope; it was LaLa, eager to part the Nile on my trek to the Promised Land. 

 

We discussed the motivation for my search, and my parameters.  These were based on my initial point of reference, the price and location of the condo up the street.  My daughter wants to stay on the UES.  The prospect of moving more that a few blocks evoked:  “But the people in the bagel store know me!”  I reassured her there was a bagel store every 4 blocks, like every other essential business that repeats throughout the city.
