Overview: Exquisite Attention to Detail Pays Off
Originally a planned development of American Continental Properties, 200 West End Avenue was acquired by the Clarett Group in May 2006. Although it is still under construction, this 29-story, 170-unit luxury condominium, architected by the ubiquitous Costas Kondylis and designed by Celerie Kemble, is now open for occupancy, slightly ahead of schedule.

The building façade is predominantly glass, with some limestone trim. This luxury condominium did not participate in “affordable housing” plans, and 13,000 square feet of retail space is expected.

Floor-to-ceiling windows are complemented by occasional smaller windows with ledges in kitchens and bathrooms. Considering the height of the surrounding buildings, residents would have to live above the 16th floor to experience the more open views.

Brazilian cabreuva hardwood flooring works well with kitchen cabinetry. Walnut vanities in master baths provide ample closed and open storage. Each home is delivered with a full-size washer and dryer.

Amenities at 200 West End Avenue include:

- Fitness center with billiards room
- Wine tasting room
- Peter Sis playroom
- On-site valet parking
- Landscaped community terrace
- Bicycle storage and general storage
- Hotel-style concierge service from Abigail Michaels

Other Clarett Group projects include the recently completed Place 57 with Baccarat crystal lobby and garden designed by Vicente Wolf; and the 55-story, brick-faced Sky House condominium tower under construction at 11 West 29th Street, which is attached to the Church of the Transfiguration (“The Little Church Around the Corner”) whose air rights the developers bought.

Raves & Faves
How many condominium buildings have their own wine tasting rooms? The one in 200 WEA was designed in collaboration with Wine Enthusiast Magazine and will host wine-tasting events large and small.

Not So Hot
Residents on the lower floors won’t experience the spectacular views available to those on the upper floors. Otherwise, this new condominium seems to have something to offer everyone, from young singles on the go to larger families.

Units: Layout, Pricing and Availability
Apartments range from studios to four-bedroom condo units and enormous penthouses. Many of them have terraces, and upper-floor apartments have expansive views. Some of the two-bedroom and larger apartments have bedrooms located unusually far apart, which may be a plus or a minus depending on the makeup of your household.

Price ranges for condominium apartments are:
Studio condo apartments (597 – 637 sq. ft.) – $.7 – $.8 million
One-bedroom condo apartments (728 – 992 sq. ft.) – $.9 million – $1.4 million
Two-bedroom condo apartments (1152 – 1565 sq. ft.) – $1.7 – $2.5 million
Three-bedroom condo apartments (1627 – 2590 sq. ft.) – $2.7 – $3.9 million
Four-bedroom condo apartments (2830 sq. ft.) – $4.6 million

Location & Neighborhood
The Upper West Side is one of the most family-oriented residential neighborhoods in New York. The area has long been a welcome haven for young professionals and those with an artistic bent. Apartments in this neighborhood have ample access to plenty of stores and markets (including the renowned Zabar’s on Broadway between 80th and 81st Streets), public transportation, great public and private schools, and two major parks.

There have always been a number of shops and restaurants in this region, and the strong economy in recent years has only contributed to their proliferation. Both Columbus and Amsterdam Avenues are probably the best examples of this trend. Each thoroughfare does brisk business on weekends, especially during the summer months.
200 West End Avenue is within easy walking distance of Lincoln Center, one of the most important cultural centers in Manhattan, housing five major performing groups and the Juillard School; the world-famous Museum of Natural History with the Rose Planetarium; Carnegie Hall; and both Central Park and the slightly less well-known but just as beautiful Riverside Park.
